OPTION 1 - TENANT FIND ONLY
£295 to find you a tenant – you handle the rest.
OPTION 2 - FULLY MANAGED NO. 1
£200 setup, then £33 (up to £550 pcm) or 7% (over £550 pcm). Free re-letting if vacant within the year; £100 fee if after initial 12 months.
OPTION 3 - FULLY MANAGED NO.2
No setup fee; 10% of gross rent.

At Sharpe Properties, we aim to make your move as smooth as possible with expert practices and dedicated staff.
Application Process:
Viewing: Contact us at info@sharpeproperties.co.uk or 0115 463510 to schedule a viewing.
Holding Deposit: After viewing, if you wish to proceed, pay a holding deposit (1 week’s rent) and complete our Initial Holding Deposit Form. This reserves the property while we process your application.
Application Form: Fill out the application form and provide required ID documents for Right to Rent compliance.
Tenancy Agreement: Once approved, sign the tenancy agreement within 15 days. We will set a tenancy start date.
Payments: Before move-in, pay a security deposit (1 month’s rent) and first month’s rent (minus holding deposit). The security deposit will be placed in a government-approved scheme.
Move-In: On the start date, receive your keys and a detailed inventory report. Check it carefully and report any issues within 7 days.
Deposit Refunds:
If your application is unsuccessful, your holding deposit will be refunded in full unless:
- You withdraw,
- Fail the Right to Rent check,
- Provide false information,
- Or do not sign the agreement within 15 days.
